Long Thanh IP Attracts More Than US$1.1 Billion

With 97 tenants who invested over US$1.1 billion and leased 84 per cent of rentable area, Long Thanh Industrial Park - the first combined industrial, urban and residential complex in Dong Nai province - has achieved and affirmed its success from the different mindsets of the investors.

However, apart from the above quantifiable results, Long Thanh Industrial Park is quite successful in brand positioning and actively contributing to the quality of investment capital in Dong Nai province. Many tenants are world-leading firms from Taiwan, South Korea, France, the United States, Japan and Australia, including Bosch Vietnam, Olympus Vietnam, Ajinomoto Vietnam, Acrowel Vietnam and Aurole Fine Chemical Products.

At present, most tenants in Long Thanh Industrial Park are operating stably and developing smoothly, thus helping raise the trade turnover of Dong Nai province and create 10,000 jobs for local labourers.

Sharing about his company’s decision to lease industrial land in Long Thanh Industrial Park, an FDI company representative said, “There are three important factors for us to choose Long Thanh Industrial Park as a starting place in Vietnam. Firstly, this is a modern, synchronous and intelligent planned area where we can lease land for our project and have accommodations for our specialists and employees. Secondly, Long Thanh Industrial Park has a convenient location and easy traffic connectivity. Thirdly, the developer has dedicated about 10 per cent of land area building industrial services area to meet the demand for logistic services, office services for rent and showrooms. Thus, we have good conditions to carry out and develop our projects.”

In 2016, investors leased 11 factories, totalling 32 factories at that point. This result also enabled Long Thanh IP to have the highest occupancy rate in Dong Nai province.

According to Sonadezi Long Thanh Joint Stock Company (SZL), the investor of the park, the remaining available rentable area is tiny and targeted for high technology projects and supporting industries. In the coming time, in addition to further enhancing service quality and serving tenants, SZL plans to develop new projects to rent more land and factories to investors. To date, SZL started the 75-ha Long Phuoc 1 Industrial Complex and 50-ha factories for lease in Chau Duc Industrial Park, Ba Ria-Vung Tau province.

In addition to industrial property, SZL is also promoting residential property to meet the demand in the region, especially affordable housing products for experts, engineers and workers in the IP, helping tenants to have a stable workforce to develop long-term projects. From the success of Tam An 1 Residential Area - a residential component in Long Thanh Industrial-Urban Area Project, SZL will continue to carry out some other projects such as a 3-ha residential area project in An Phuoc commune, Long Thanh district and a 195-ha residential and tourist area along the Dong Nai River.

Long Thanh Industrial Park is one of a few industrial parks in the Southeast with a strategic location in regional technical infrastructure development orientation, as it is situated on main ground, river and sea traffic routes. The industrial park lies next to National Highway 51 that connects Long Thanh IP with Thi Vai-Cai Mep Port, and is 50 km from Tan Son Nhat International Airport, and 11 km from Long Thanh International Airport. Therefore, it is very convenient for trading and transporting goods, helping investors to reduce logistics costs.
