Tuyen Lam Eco-tourism Centre
Tung Lam is four kilometres South of Da Lat, with a natural area of 2,799 hectares and an average temperature of 18 degree Celsius. Tuyen Lam Lake is surrounded by mountains and hills covered by pine trees. The area has 26 types of tree, 27 species of mammal and 21 kinds of fauna. Tung Lam will be developed into an eco-tourism centre of an international standard with a resort, golf course and recreation and conference centres.
To date, 27 investors have sought investment opportunities in Tung Lam with 16 projects focusing on resorts and tourism, six on villas and five on infrastructure. Lam Dong People’s Committee, following Decision 3907/QD-UB of December 30, 2003, has planned the development of infrastructure for 2010 and 2020, combining cultural identities of the East and the West: five hectares of public services, 24 hectares for the Truc Lam pagoda, 150 hectares for villas, 150 hectares for resorts, 57 hectares of recreational parks and 2,143 hectares for eco-tourism and golf courses.
In 2004, investment projects will be considered and endorsed; in 2005-2006 the construction of infrastructure will commence; in 2007, 60 per cent of Phase 1 investment will be undertaken to be completed by 2010; and in 2011 to 2015 Phase 2 will be implemented. The total investment is estimated at VND4,500-5,000 billion, including VND400-500 billion for infrastructure.
Preferential treatment will be applied to land rent resulting in the low price of US$0,01-0,06 per sq. metre/year and the exemption of land rental for 11 years from the date of a projects operation. The enterprise tax rate is 10 per cent and the enterprise income tax is exempt for teh first four years of profit making and a 50 per cent reduction for the next four years.
