With its strong capacity and high quality human resources together with prestigious and quality constructions, Binh Chanh Construction Investment Shareholding Company (BCCI) is known as a leading real estate business investor and trader in Ho Chi Minh City. Vietnam Business Forum interviewed Nguyen Thuy Nhan, General Director of BCCI, on the company’s strategic planning and efforts to reach the climax of success.
With a current position built on the quality of important projects, how has BCCI contributed to the urban facelift and quality improvement for the whole society?
Binh Chanh Construction Investment Shareholding Company, since its establishment, has made many admirable achievements and has become influential on the real estate market.
Until now, BCCI has played a prominent role in implementing big housing and urban development projects in the west and south of Ho Chi Minh City, including many located in strategic positions to western provinces like An Lac - Binh Tri Dong Residence, Tan Tao Urban Zone, An Lac Plaza, 12-storey Nhat Lan Apartment, Tan Tao 1 Apartment, etc. Projects like these have helped stimulate economic growth and the restructuring of Binh Tan and Binh Chanh districts, create jobs and raise living standards for local people, and implement municipal policies of expanding and developing urban zones in suburban areas to reduce population density downtown and increase housing fund for people to meet socioeconomic development needs, change the look of the city and accelerate the process of urbanisation.
From completed and ongoing projects undertaken by BCCI, which criteria build the quality and market policies of BCCI?
Right from the very start, the leadership of BCCI outlined a long-term development vision strategy that aimed to make BCCI a leading real estate investor and trader in Vietnam, as well as mission commitments of supplying best solutions to investment and residential settlement for customers, investing and building residential projects to serve community demand and social infrastructure development. To integrate successfully and efficiently, BCCI bases its activities on the core values of creative and effective solutions - high professionalism - future-looking, and has developed its internal resources on the basis of strong capital sources.
BCCI continues to kick-start, build and complete many projects, focuses on high-end housing development in the downtown of Ho Chi Minh City, along main roads in Binh Tan and Binh Chanh districts and urban districts, continues building houses and residential land for medium and low-income customers, and researches and applies new building materials and technologies to shorten construction time and reduce costs while ensuring proper quality for customers.
What factors are needed to develop the real estate market in Vietnam?
To develop the Vietnamese real estate market, in my opinion, we need to have a consensus of the State, the investors and the people and cannot ignore the backing of banks. Particularly, real estate market policies need to be more specific and clearer to create conditions for capable and reputable enterprises to accelerate industrialisation and modernisation. Investors also need to focus more on community-driven products with benefits to the environment and aesthetics, and participate in social housing projects. Specially, the people need to have knowledge and information when they join the real estate market to make right decisions. In the past time, this consensus is not very high, especially in clearance compensation, and this reality slams a brake on the progress of projects and adds more costs. As a result, the selling price is higher and the market is negatively affected.
Credit for homebuyers from banks is so far so good, but there are still gaps in borrowing conditions in terms and interest rate which are incompatible with the facts of the real estate market and consumer characteristics.
What is your opinion about the role of BCCI in the economic and social development of Ho Chi Minh City in particular and in the process of international economic integration of the country in general?
BCCI has been known as a leading real estate investor and trader in Ho Chi Minh City. After more than ten years of operation, BCCI has gradually affirmed its leading role by developing uncultivated land in the west of the city and contributing to the development of the western districts like Binh Tan and Binh Chanh. With each construction project, the company has accrued experience and developed professional qualifications. BCCI has striven to become a leading real estate company and strengthen its market position with brand reputation, operating scale and project quality.
Besides, the joint venture with experienced foreign partners operating in the fields of finance, real estate investment and management has helped BCCI improve management capacity as well as grasp most investment opportunities on the market. On the other hand, cooperation with such partners is also an opportunity for BCCI to enhance its international reputation for future development cooperation.
