Amid the global supply chain shift, Bac Ninh has become an attractive destination for FDI inflows in northern Vietnam. In line with this trend, Capella Land Joint Stock Company (Capella Land) has accelerated industrial park infrastructure development, focusing on Yen Lu Industrial Park and Gia Binh Industrial Park, contributing to a more complete production, logistics, and services ecosystem.
Bac Ninh’s growing investment appeal
Recently, the shift of manufacturing under the “China + 1” strategy has led many international corporations to expand investment into Southeast Asia. With advantages in location, transport infrastructure, and an open investment environment, Bac Ninh has consistently ranked among the country’s leading localities in attracting FDI. In particular, the presence of major technology corporations such as Samsung, Foxconn, and Canon has helped form a large-scale industrial ecosystem. This has, in turn, driven the growth of satellite enterprises, suppliers, and supporting services, positioning Bac Ninh as an important link in the regional supply chain.

In this context, industrial park infrastructure developers are playing an increasingly important role, not only in providing industrial land but also in supporting the development of the production, logistics, and services ecosystem.
Advantages of modern and integrated infrastructure
With a long-term development approach, Capella Land has focused on investing in industrial infrastructure built to modern standards, meeting the increasingly strict requirements of international investors. Beyond expanding its industrial land portfolio, the company aims to develop a green, modern, and sustainable production environment.
In Bac Ninh, Capella Land has been developing a diverse portfolio of projects, including Yen Lu Industrial Park, Gia Binh Industrial Park, Nham Son-Yen Lu Industrial Cluster, and Doan Bai-Luong Phong 2 Industrial Cluster. These projects are planned with synchronized technical infrastructure while improving regional transport connectivity.
Among them, Yen Lu Industrial Park and Gia Binh Industrial Park are seen as two large-scale, strategically important projects of Capella Land in Bac Ninh, benefiting from favorable locations with quick access to major transport routes, Noi Bai International Airport, Gia Binh Airport, and seaport systems. This is a key factor that helps businesses shorten transit times, reduce logistics costs, and improve production efficiency.
In addition to location advantages, infrastructure systems such as power, water supply, fire protection, drainage, and wastewater treatment have been systematically developed to meet the increasingly strict technical and environmental standards of international corporations. Capella Land has also introduced flexible support policies to support businesses during both investment and operational stages.

Positive signals from major investors
Yen Lu Industrial Park and Gia Binh Industrial Park have also gained the trust of major investors such as Cooler Master, Sotek, ECI, Yonz, Econy Vina, Soilbuild, Sunwoda, and GIS Vietnam, reflecting the growing appeal of Bac Ninh’s industrial infrastructure.
One clear example is the expansion plan of Cooler Master, announced during a working session with Bac Ninh provincial leaders on March 10, 2026.
According to the plan, Cooler Master will develop an innovation complex focused on cooling technologies for AI data centers, with total investment of approximately US$3 billion. In addition, it plans to attract partners and suppliers with an estimated combined investment of around US$500 million to strengthen and stabilize the supply chain. The Cooler Master project, together with its suppliers, is expected to be developed on an area of nearly 100 hectares and could create approximately 40,000 jobs by 2029.
Positive signs from major investors reflect growing confidence in the quality of Bac Ninh’s industrial infrastructure, with contributions from developers such as Capella Land.
Bui Dinh Chien, CEO of Capella Land, said that in the coming period, the company will continue pursuing a structured investment strategy, developing industrial parks in line with international standards, with the aim of attracting high-quality, environmentally friendly FDI with strong value-added potential. This will provide a foundation for Capella Land to gradually strengthen its position in the industrial real estate market, while contributing to the socio-economic development of Bac Ninh in particular and northern Vietnam as a whole.
