Spanning 30.6 hectares in Binh Trung Ward, Ho Chi Minh City, Palm City is master-planned as a multifunctional township integrating residential, commercial and service areas, education, healthcare, office spaces and public amenities. Palm City benefits from convenient connectivity to central Ho Chi Minh City, the Thu Thiem International Financial Center, the Nam Rach Chiec Sports Center and key transportation corridors in the eastern part of the city.
Speaking at the event, Mr. Nguyen Si Toan, Managing Director of High-rise Real Estate Business Division at Huong Viet Properties, said: “Palm River was developed with the aspiration to create a resort-style riverside living environment in the heart of Ho Chi Minh City, where nature, water, architecture and amenities are brought together in harmony. We are not simply developing a new precinct, but striving to create a living environment that prioritizes health, balance and sustainable values for residents. Palm River is also the next step in the ongoing development of Palm City, a township that Huong Viet Properties is progressively developing in eastern Ho Chi Minh City.”
Palm River is a new apartment precinct within Palm City, positioned as a riverside living environment designed for renewal in the heart of the city. Developed on one of the few remaining riverside land parcels in eastern Ho Chi Minh City, Palm City features nearly 3 kilometers of river frontage, with Palm River offering the longest stretch of direct river frontage within the township. This advantage allows Palm River to fully leverage its riverside setting, expansive views and water-oriented amenities.

Palm River is developed on a 1.9-hectare site, comprising four towers of 36 above-ground floors and two basement levels, with a site coverage ratio of approximately 40%. Around 60% of the precinct is dedicated to greenery, water features and public spaces, creating an open landscape and generous setbacks between the towers. Inspired by the natural flow of water, Palm River harmoniously integrates architecture, landscape and living spaces. The towers are arranged so that every apartment enjoys a river-facing view and two open sides, optimizing natural daylight and airflow. The design prioritizes expansive, uninterrupted views, creating spacious, well-ventilated living spaces.
The low-density planning creates an open and spacious environment while also enhancing residents’ privacy. Nearly 80% of the apartments are corner units, with four to six apartments per floor, four to five elevators per tower and parking planned at a 1:1 ratio. These features contribute to greater privacy, a well-balanced residential density and convenience in everyday living.

Palm River offers a diverse range of residences, from studios and one- to three-bedroom apartments to duplexes, penthouses and shophouses, catering to different household needs and life stages.
Palm River also benefits from Palm City’s ecosystem of more than 100 on-site and surrounding amenities, covering education, retail, services, entertainment and everyday lifestyle needs. Within Palm River itself, more than 68 amenities including Sky Onsen, Cold Plunge Pool, 70-meter Swimming Pool, Infinity Pool, Spa & Massage Room, Sky Yoga Deck, Sky Gym & Pilates, Cinema Room, Karaoke Room, Golf Simulator, Clubhouse, etc. are designed around the concept of “renewal and well-being,” combining water-based wellness experiences with health, fitness and relaxation facilities to support a wellness-oriented lifestyle for the modern residential community.
Alongside its rare riverside setting, Palm River is further supported by the ongoing improvement of infrastructure in eastern Ho Chi Minh City. Major projects such as Ring Road 3 of Ho Chi Minh City, An Phu Interchange and the road network connecting to the Ho Chi Minh City–Long Thanh–Dau Giay Expressway are progressively enhancing regional connectivity and strengthening access to Long Thanh International Airport and other localities within the Southern Key Economic Region of Vietnam.
| With Palm River, the company continues to add another key component to Palm City, working toward a resort-style living experience in the heart of Ho Chi Minh City. Palm River is expected to be completed and handed over in Q1 2029. |
At the event, Huong Viet Properties also officially announced its strategic partners supporting Palm River’s market development. Cooperation with experienced partners with strong market expertise is expected to support consistent communication about the project across the market, while leveraging each partner’s strengths in market connectivity and supporting Huong Viet Properties throughout the development of Palm River.
The development of Palm River not only marks another step in the completion of Palm City but also reinforces Huong Viet Properties’ development direction toward comprehensively planned urban townships that prioritize quality living environments and sustainable long-term value.
