Binh Chanh Construction Investment JSC: Building Modern Residences

To meet the housing demand for Vietnamese people and develop modern urban areas in HCM City, Binh Chanh Construction Investment Joint Stock Company has built many high-rise apartment buildings. Vietnam Business Forum’s reporter interviewed Mr Pham Minh Duc, general director of Binh Chanh Construction Investment JSC (BCCI), on this issue.
 
What is unique about BCCI projects?
With the philosophy “For the settlement of the community,” BCCI always pays attention to the quality of its projects, infrastructure system and public utilities. All BCCI projects have completed road, water drainage, electricity and telephone systems. Each project is connected to public utilities such as schools, healthcare centres, parks, green areas and sports centres.
Housing demand is increasing, especially in Ho Chi Minh City. How is BCCI reacting to this?
Since 2004, BCCI has understood that high-rise buildings will dominate Ho Chi Minh City. Thus, the company focused on this field.
 
Nhat Lan is one of many high-rise buildings and apartment blocks the company has constructed. Nhat Lan has two five-story buildings (handed to residents) and two 12-storey buildings (underway). The 12,425 square metre complex with swimming pools and parks is expected to open for service in early 2008 (the 12-storey building).
 
The five-story Da Sa apartment block, located at the heart of An Lac urban zone, Binh Tri Dong Ward, is the most developed residential area in Binh Tan District, built near Sa Da market. This block will serve merchants in the region. Construction has been completed and the block is being prepared to be transferred to buyers.
 
In 2008, the company will build 18-story An Lac Plaza on 7,990 square metres, providing total floor area of 44,250 square metres of apartments, commercial zones and entertainment areas. The BCCI employee building is constructed on 4,700 square metres to provide total floor area of 28,000 square metres.
 
Bac Luong Beo apartment has a footprint of 12,621 square metres and a floor area of 57,867 square metres. This is expected to be constructed in early 2009.
 
The company is promoting investment in several other high-rise apartment blocks in districts 1, 3, 10 and 11. In the coming time, luxury apartment construction will play a crucial role in the development of BCCI.
 
What are the current difficulties for BCCI and real estate developers? How has BCCI overcome those difficulties?
The prevailing difficulties against BCCI as well as other property developers arise from site clearance, compensation policies, legal corridors, technologies and management skills. To tackle with these matters, BCCI always seeks good employees and provides up-to-date trainings its employees with new knowledge and. At the same time, it also joins hands with foreign partners to acquire technology and governance.
 
In 2008-2015, what are the objectives of your company?
In the 2008-2015 period, with an orientation toward association, professionalism and development, BCCI will build on its comprehensive development strategy focusing on giant property projects such as 133-ha Phong Phu apartment complex, 66-ha 11A residential area, 320-ha Tan Tao urban zone and 300-ha Sinh Viet urban zone. In addition, BCCI also will extend its investment in luxury apartment blocks in downtown Ho Chi Minh City.
