Ardor Architects: Conquering New Heights

To evaluate present conditions of real estate sector and its impacts on related industries and services, Vietnam Business Forum interviewed Ardor Architects Company Director Nguyen Bac Vu and Deputy Director Ho Khue. Minh Tuan and Kim Bang report.
How do the present constraints in real estate sector affect related industries in particular consulting and designing services?
Director Nguyen Bac Vu:
In the present inflation, Vietnamese government has limited resources for real estate causing market recession. Furthermore, higher cost of input, and inconsistent policy and cooperation has made it difficult for business activities. However, it is necessary to make clear between production and manipulation. As real estate sector develops building materials, infrastructure, urban areas and housing meeting the demand of consumers. It is a production sector. The State should promote real estate sector and prevent manipulation.
 
Currently, designing consultancy is most affected. Designing is essential for and depending on development of projects. It is unrepeatable with construction and supervision, from the beginning to the actual operation of projects.
 
The recession of real estate sector makes it most difficult for consulting services. The difficulties will be bigger if the government fails to assist and make macro regulations.
 
Apart form those difficulties, is there any challenge to the consulting service?
Deputy Director Ho Khue:
The first loss is the low designing fee set by Ministry of Construction, much lower than those in other regional countries and territoriessuch as Singapore, South Korea, Hong Kong. Vietnamese investors applied that rate to Vietnamese consulting services. Only a small number of companies could establish their brands and create their values. Other Vietnamese companies have difficulties in running their activities. Although foreign consultants are better in technology solutions, management and operation, they should not get all big projects. Vietnamese government and agencies should look to the future and promote participation of Vietnamese companies in big projects so that Vietnamese companies can upgrade their skill and profession.
 
At present, standards and qualifications on designing and construction are not complete or clearly defined, causing controversies among consulting companies, supervision units and approval bodies. For the same reason, a sub-committee should be established with experienced experts to overcome the challenge.
 
 In spite of difficulties, Ardor continues with high-rise buildings, will it create more trouble for the company?
Deputy Director Ho Khue:
In designing consultancy, professionalism is most important for creating confidence of investors. To this end, Ardor never ceases to upgrade expertise and technology in high-rise building. Regardless of difficulties and failures, managers and staff members have made joint efforts and attained success.
 
Real estate and other industries have always circles of development, the present recession is temporary. Ardor will try its best to develop its brand basing on quality and reputation and wait for the revival of real estate.
 
What is the orientation of Ardor in the coming years?
Director Nguyen Bac Vu:
We remain optimistic in common difficulties. Facing challenges, we continue our confidence in overcoming them and get ready for new opportunities when the market is revived.
 
The demand remains high in average and low-priced housing. Ardor continues the designing service for such projects.
 
With the experiences in over 80 high-rise buildings including 13 projects in Ho Chi Minh City such as 25-floor Phuc Thinh buildings, 15-floor Thu Thiem Star buildings, 16-foor Green Thu Thiem buildings, 18-floor Hoa Sen buildings, etc. we never cease to upgrade our service to conquer new heights.
