Amid the excitement over Bac Ninh becoming a centrally governed city, Fuji Phuc Long Development Co., Ltd. has broken ground on the 147.31-ha expansion of Vietnam-Korea Industrial Park, adding industrial space in the southern part of the city. The project includes synchronized infrastructure for transport, logistics, electricity, water supply, environmental treatment and on-site security, aiming to attract safe and sustainable technology investment in the evolving investment landscape.

Infrastructure First to Attract Quality Investment
Vietnam-Korea Industrial Park, developed by Fuji Phuc Long, covers 197.31 ha and is being developed in two phases. Phase 1, covering 50 ha, has completed its infrastructure and achieved a high occupancy rate, with seven secondary projects in operation, including five foreign direct investment (FDI) projects and two domestic projects. The 147.31-ha expansion, with total investment capital of more than VND1,236.7 billion (US$47.57 million), adjoins the existing industrial park in Viet Yen and Nenh wards, extending its established operational foundation.
Fuji Phuc Long has designed the infrastructure to meet the needs of manufacturing companies. The main road is up to 34 meters wide, with a 15-meter-wide carriageway, while internal roads are up to 22 meters wide, with sidewalks ranging from 6 to 10 meters. This road network allows heavy-duty transport vehicles to move smoothly, reduces bottlenecks and helps companies manage their supply chains more proactively.
Electricity, water supply and environmental infrastructure have been planned to meet the requirements of projects with demanding technical needs. The 22kV power grid has been connected to individual land plots, with plans to build an internal 110kV/22kV substation. Water is supplied by DNP, with a capacity of 35,500 cubic meters per day. Several facilities serving both phases, including a wastewater treatment plant with a capacity of 6,000 cubic meters per day, a 110kV substation and a water supply system, have been completed. Under the development plan, the centralized wastewater treatment system will have a capacity of 18,000 cubic meters per day, with treated water meeting Column A standards - the most stringent level under national technical regulations.
“Infrastructure must be developed ahead of demand, and environmental protection must be given equal priority with production. With cleared land and synchronized infrastructure in place, companies can shorten project implementation times and better meet the increasingly stringent requirements of FDI investors,” said Nguyen Truong Giang, Director of Fuji Phuc Long Development Co., Ltd.
Fuji Phuc Long does more than provide industrial land; it prepares the conditions to help secondary investors reduce implementation delays. Vietnam-Korea Industrial Park aims to develop a clean manufacturing ecosystem, prioritizing electronics, precision engineering, medical devices and consumer goods.
Local Support Keeps the Project on Track
At the Vietnam-Korea Industrial Park expansion, compensation payments and site clearance have been completed for approximately 95% of the planned area. The developer aims to complete the remaining work by the end of 2026 and finish technical infrastructure in the first quarter of 2027. These results reflect the consensus of residents in Viet Yen and Nenh wards and Fuji Phuc Long's proactive efforts to complete documentation and procedures, allowing construction to begin as committed.
During this most challenging stage, Fuji Phuc Long Development Co., Ltd. has worked with local authorities to conduct outreach, engage in dialogue and address concerns about traffic, drainage, environmental treatment and grave relocation. Transparent information, prompt responses to petitions and infrastructure planning designed to minimize disruption to residents' lives have strengthened public support, encouraging residents to complete declarations and land measurements and hand over their land, helping the project stay on schedule.

Screening Investors for Sustainable Industrial Development
A sustainable investment environment is measured not only by occupancy rates but also by the ability to manage risks related to security, the environment and investment activities. This is how environmental, social and governance (ESG) requirements are put into practice: environmental impacts must be controlled, the interests of communities and workers must be addressed, and procedures for selecting, admitting and operating projects must be transparent, with mechanisms to identify risks early.
Bac Ninh aims to selectively attract investment in supporting industries, processing, manufacturing and high technology, with the goal of becoming a national hub for electronics, semiconductors and microchips. The selection of secondary investors should consider technological sophistication, technology transfer, value added and the ability to create skilled jobs, rather than focusing solely on investment capital or demand for industrial land.
Fuji Phuc Long Development Co., Ltd. plans to develop Vietnam-Korea Industrial Park into a modern, integrated, green and sustainable industrial zone, prioritizing investors with strong capabilities, advanced technologies and a long-term vision. To ensure rigorous screening and admission of secondary investors, the company maintains coordination mechanisms and information-sharing channels with relevant authorities.
“During the admission of secondary investors, we coordinate with relevant authorities, including economic security forces, to exchange information and identify potential issues related to security, the environment and investment activities at an early stage. This coordination helps companies proactively prevent risks and prioritize investors with strong capabilities, advanced technologies and long-term development strategies,” said Nguyen Truong Giang, Director of Fuji Phuc Long Development Co., Ltd.
Investment screening must go hand in hand with environmental discipline. Fuji Phuc Long Development Co., Ltd. controls the selection of industries and technologies, wastewater discharge requirements, and the operation and monitoring of centralized wastewater collection and treatment systems. Under the city's requirements, the system must be completed and operational in compliance with technical standards before the industrial park admits secondary investors. Dust and noise control, compliance with environmental protection regulations, and fire prevention and firefighting measures must proceed alongside project implementation.
Industrial development is sustainable only when residents in project areas have opportunities to participate in and benefit from it. Fuji Phuc Long Development Co., Ltd. aims not only to develop technical infrastructure but also to work with local authorities, secondary investors and vocational education institutions to expand local employment opportunities. Priorities include recruiting workers whose land has been acquired, supporting their training and career transitions, working with vocational education institutions to train technical personnel, and exploring the development of worker housing, cultural and sports facilities, and social amenities. These efforts are part of the company's long-term development vision and are becoming an increasingly important advantage in attracting FDI enterprises.
Once the 147.31-ha expansion becomes operational, Vietnam-Korea Industrial Park will add industrial land and contribute to the development of Bac Ninh City's southern industrial area. With a development strategy focused on modern infrastructure, integrated logistics, environmental discipline, local stability and investor screening, Fuji Phuc Long Development Co., Ltd. aims to create a safe and sustainable investment environment. This will help build confidence in long-term investment and support Bac Ninh's ambition to become a hub for electronics, semiconductors and microchips, with an emphasis on safe and responsible development.
